Our client engaged us to deliver a full electrical installation across three floors of a commercial property. The scope of works included the installation of Electrak powertrack systems beneath the raised access flooring on the top two floors, integration of floor boxes, and modifications to the existing lighting layout and control programming. On the ground floor, the project involved a comprehensive refurbishment of the reception area and function rooms, as well as the installation of a new communications room.


From the outset, we played a consultative role in supporting the client through the design phase and continued to work collaboratively with them through to project delivery and final handover.

Challenges:

During our initial site validation survey, several discrepancies were identified between the actual site conditions and the ‘as installed’ documentation from the original Cat B fit-out. These findings required adjustments to the installation strategy to ensure compliance and feasibility.


Budget constraints were a key consideration throughout the project. We worked closely with the client to refine the design and scope to ensure all critical requirements were met within the set financial parameters. Additionally, each of the three floors required phased handovers to enable partial occupation of the building during the programme. This added complexity to the scheduling and required precision in execution.

Approach:

Following the validation survey, we submitted a comprehensive report outlining the issues and proposed solutions, ensuring alignment with the client's budget and project scope. Given the accelerated timeline, initial installation works commenced in parallel with the finalisation of design documentation.


We operated to strict deadlines for each phase, coordinating closely with the main contractor and other trades to ensure seamless delivery. Our flexible and responsive approach allowed for the successful handover of each floor on time, supporting the client’s phased occupancy strategy while maintaining high standards of workmanship and compliance.
