The scope of this project was to deliver a full electrical installation for a newly constructed building. Our responsibilities extended beyond electrical works, encompassing comprehensive on-site coordination with the client and other contractors to ensure seamless integration of all building services.

Challenges:

While the client provided a detailed 3D digital model of the building services from the outset, several challenges still required real-time solutions on site. A significant constraint was the predetermined virtual ceiling height, which required all services and lighting to remain above this level. Given the absence of a traditional suspended ceiling, all installations would remain exposed, demanding not only technical precision but also a high standard of visual presentation.


Another notable challenge arose from COVID-19 safety restrictions in the early stages of the project. Limited on-site personnel capacity impacted the initial programme, yet through careful planning and adaptive execution, we succeeded in delivering the project on schedule.

Process:

To manage the complexity of this installation, we collaborated closely with both the main contractor and the mechanical services team. We addressed spatial conflicts between the electrical and mechanical systems through bespoke on-site fabrication of containment systems, such as basket and trunking assemblies, while developing visually acceptable fixing methods to suit the exposed-ceiling environment.


Daily Design and Build (DAB) coordination meetings with the main contractor and other trade teams proved essential. These meetings allowed us to align workstreams, avoid clashes, and ensure uninterrupted progress. Regular reviews of the construction programme during these sessions helped maintain clear focus on the end goal, ultimately enabling us to deliver the project within the agreed timeline.
